Urban Quarter with a Green Heart

Upper Hausfeld Residential Complex, Vienna

You could say that Upper Hausfeld is the little sister of Seestadt Aspern. Located a bit further west, directly on the U2 subway line in Vienna-Donaustadt, a 26-hectare, car-free neighbourhood with a large central park is taking shape. We are planning residential projects here on two building plots – with lively and flexible ground floor zones and plenty of open space.

A special highlight of this new urban quarter is the underlying design concept for the residential buildings: a neighbourhood advisory board is supervising the quality of the development process and specifying the architectural parameters. Various higher elevations in the area set urban accents, while the different eave heights of the buildings generate spatial diversity and provide orientation. A mixed and lively ground floor zone as well as schools and kindergartens ensure the necessary infrastructure. One of the City’s guiding principles for the new residential quarter was that every location within the area should be reachable on foot within 15 minutes. To this end, the residential buildings are grouped around a central park. Community garages are located at the perimeter of the neighbourhood – all cars must remain outside, pedestrians and cyclists have top priority here!

Hybrid Plinth

On behalf of the property developer KIBB Immobilien, we are planning a residential complex with three independent building types on a building site in the west. The high-rise is the cornerstone of the building site and enriches the neighbourhood with a hybrid zone on the lower floors. Alongside commercial space, there will also be a multi-storey community car park. All flats have outdoor areas in the form of balconies, loggias, or private gardens. A community terrace is situated on the garage roof, while the inner courtyard offers a generous sunbathing area and playground.

Abundant open space

Our second project, in this case for the developer Kallco, also provides plenty of open space – with pergolas, a green inner courtyard, and a community rooftop terrace. Balconies and pergolas are set into the protruding façade grid, which lends the residential building its striking appearance. A spacious arrival area in the north-east, together with the community room and a terrace, forms a lively and communicative entrée scenario for residents.
